The Company Behind One Marina Gardens
Kingsford Development was established in 2011. By its own profile, its completed developments include the 512-unit Kingsford Hillview Peak on Hillview Avenue, the 1,165-unit Kingsford Waterbay on Upper Serangoon View and the 1,862-unit Normanton Park, and its developments in progress include the 142-unit The Hill @ One-North and the 916-unit Chuan Park. The group’s profile records a Singapore Prestige Brand Award in 2019 and two PropertyGuru Asia Property Awards (Singapore) for Normanton Park in 2021.
The Marina Gardens Lane site was offered by the Urban Redevelopment Authority under the Government Land Sales programme and the tender closed on 27 June 2023; EdgeProp reported the top bid from a consortium led by Kingsford, with Obsidian Development and Polarix Cultural & Science Park Investment. The 99-year lease began on 9 October 2023.

One Marina Gardens Design Team
P&T Consultants is the architect of One Marina Gardens: two slender towers in a frame of pale fins and dark glass, set on a podium that carries the landscape deck at the second storey, so that the pools and lawns sit above the street with the shops and the arrival below. The renders show the crowns of both towers planted as roof gardens.
Index Design is the interior designer, Ecoplan Asia the landscape consultant, KCL Consultants the civil and structural engineer and United Project Consultant the mechanical and electrical engineer. The QJEC-LBC Joint Venture is building the development.
The Name and Place of One Marina Gardens
The name comes from the address: One Marina Gardens is the first development on Marina Gardens Lane, the street that runs through the new precinct beside Gardens by the Bay, and its Chinese name, 滨海花园一号, reads as Marina Gardens Number One. The developer’s factsheet calls the site the first of the land plots of the Marina South precinct.
